Reservations and Cancellations
All bookings require a minimum 50% deposit payable by credit card, cheque or direct deposit into the following account with the balance payable 7 days prior to arrival.

Unconfirmed reservations will be automatically cancelled 7 days after the booking was made. If a booking is cancelled prior to the arrival, a refund is subject to a confirmed re-booking of the premises. If a booking is remade then the deposit is refunded less a 50% administration fee. If a re-booking does not occur, a refund will not be made. The person that made the booking must make cancellations in writing.
Arrival and Departure Times
The premises are available from 4:00pm on the day of arrival and are to be vacated no later than 10:00am on the day of departure.
Keys
Upon departure, please leave your key where you found it.
No animals please
Pets are not allowed on the premises unless prior authorisation has been given.
No smoking inside please
For the comfort of all future guests we ask that smokers refrain from smoking inside the house, ample undercover outdoor areas are available.
Guest Numbers
The house sleeps up to 6 with 8 permitted if prior arrangements have been made. Unless arranged there are to be no more than 6 guests sleeping on the property
No parties without permission
We can make allowances for parties with additional costs. Unless arranged, parties of more than 8 people are strictly forbidden.
Functions & Events
We can arrange for events & functions however this is strictly by arrangement only. Should you wish to have an event or function for more than 8 people, contact us on the number below, before the event
Please do your dishes
All dishes are to be washed & returned to their original location prioe to departure.
Please clean the BBQ
Please clean the BBQ before you leave at the end of your stay.
Please put the garbage out
Please put the garbage bin out on Monday night for collection early on Tuesday morning.
Please bag your rubbish
Please put garbage into plastic bags and then place into the bin to avoid fly & maggot infestation.
Please recycle
Please recycle by placing bottles & paper products in yellow lidded bin.
Excess rubbish
Arrangements must be made to dispose of all garbage and recyclable rubbish that will not fit into bins provided. Excess rubbish will incur $120 tip & transport fee
Please don’t fill spare bin
We have 1 spare set of bins that are to be left empty for the incoming guests, filling of these bins leaves a very poor 1st impression for our next visitors, please use 1 set of bins.
Damages and extra cleaning
Accidents do happen; we ask that you report any damage or breakages that occur during your stay.
Schedule of additional charges
Due to the often very short amount of time between guests and the need to provide incoming guests with an immaculately clean house, it is important to take care of your own mess. While the cleaners will take care of the bed linen, vacuuming & mopping of floors & cleaning of the bathroom & kitchen area; the following is a list of additional charges that will be charged if left untended.
- Tip run required to provide empty bins for next guest $120.00
- Rubbish &/or bottles littered in garden $120.00
- BBQ not cleaned 50.00
- Dishes left undone $50.00
- Lost keys $100.00
- Un-permitted animals $500.00
- Un-permitted Parties (more than 8) $500.00
- Un-permitted Functions & events $1000.00
- Damages at cost
- Early check in or late departure 50% of daily rate
